1. Site and Building Selection (Pre-Construction/Purchase)

• Plot Shape: The ideal plot for a commercial building is square or rectangular. Plots with irregular shapes, such as those with cuts or extensions in unfavorable directions, can lead to instability and financial losses. A “Shermukhi” (lion-faced) plot, which is wider at the front and narrower at the back, is considered auspicious for commercial purposes.

• Main Entrance Direction: The main entrance is the most critical element as it sets the tone for the entire building’s energy. The best directions are north, east, or northeast. These are associated with wealth, new opportunities, and growth. While south-facing plots are often considered inauspicious for homes, they can be advantageous for commercial buildings, especially if the entrance is in the pure south or southeast.

• Surroundings: Avoid commercial properties located at a “T” or “Y” junction. The land should ideally slope towards the north or east. Avoid properties with large trees, heavy electrical transformers, or cemeteries nearby.

2. Internal Layout and Arrangement (Post-Construction/Purchase)

Once the building is selected, the internal layout must be planned according to Vastu principles to maximize its benefits.

• Reception Area: The reception should be in the northeast or east direction. This creates a welcoming first impression and attracts positive energy. The receptionist should be seated facing east or north.

• Owner’s Cabin / Executive Offices: The owner or the head of the business should occupy a cabin in the southwest zone. This position gives them stability, authority, and control. They should sit facing north or east while working.

• Employee Workstations: To boost productivity and focus, employee desks should be arranged so they are seated facing north or east. Avoid placing desks under a beam, which can create stress.

• Finance and Accounts Department: Since the north is the direction of Lord Kubera (the god of wealth), the accounts and finance departments should be located in the north or east to attract financial growth. Cash counters and lockers should open towards the north.

• Pantry / Canteen: The pantry or kitchen should be in the southeast corner, as this direction is governed by the fire element, which is associated with food and cooking.

• Staircase: The staircase should be placed in the south or southwest of the building and should always turn clockwise when climbing up. Avoid placing it in the northeast, as this can lead to financial losses.

• Toilets: The ideal location for toilets is the northwest or west. They should be kept clean and the doors should remain closed. Avoid placing toilets in the northeast, as this is considered a highly sacred direction.

• Electrical Equipment: Generators, transformers, and other heavy electrical equipment should be placed in the southeast, which is the fire zone.

• Colors: Use light, vibrant, and professional colors. Avoid dark and heavy colors. Blues, greens, and whites are often recommended as they promote calmness, growth, and clarity.
